Job Summary:

The Director of Operations Management develops and maintains a team oriented and innovative working atmosphere to support Honolulu Museum of Art in fulfilling its mission while improving efficiencies, reducing costs, and delivering quality facility management services.   The Director is responsible for actively managing the Operations Department to include planning, design, cost analysis, feasibility studies, safety and security of collections, and administration for all new construction, renovation or modification of existing infrastructure for all Honolulu Museum of Art’s locations.  The Director is an integral participant in the development and implementation of the Museums long-range strategic facility planning consistent with our goals.

 

Essential Duties:

  • Responsible for providing leadership to custodial, maintenance, grounds, plant and facilities staff.  Supervises and evaluates the work of related functions within Operations Management and provides training, coaching and assistance as needed.
  • Plans and makes staffing recommendations.
  • Establishes standards for work performance and monitors compliance
  • Evaluates available resources and recommends allocations to best serve the needs of the Museum.
  • Develops, plans, implements, and administers departments goals and budgets
  • Inspects operating functions to evaluate efficiency; analyzes and resolves operational issues and complaints.
  • Monitors and ensures the proper operation of all operations mechanical and electrical systems including heating, ventilation, air conditioning, humidity and temperature control; power and light, refrigeration, steam, sanitation, as well as all utilities.
  • Inspects the buildings and grounds, building systems, and equipment to determine the need for maintenance and/or preventive maintenance; assigns work to employees or contracted maintenance providers and inspects completed projects; reviews progress of ongoing projects; and prepares reports as necessary and/or required.
  • Compiles and maintains service logs.  Analyzes operational and maintenance costs and prepares detailed reports as needed.
  • Develops, implements, and enforces operational procedures; implements and ensures compliance with safety regulations for the facility to ensure that the goals and objectives of the Museum are met.
  • Authorizes the requisition of equipment and supplies within budget guidelines; recommends capital improvement projects for long-range repairs and improvements to the facility.
  • Oversees contract and in-house work in progress and monitors and inspects work to ensure compliance with plans and specifications.
  • Oversees utility bills, monitors utility usage, and makes recommendations for more cost-effective methods of obtaining and/or utilizing energy.
  • Oversees service contracts for fire alarm systems, exterminations, facility maintenance and repair, and other systems as necessary.  Works closely with the security department on systems.
  • Prepares and maintains a variety of records and reports, in both written and electronic formats.
  • Oversees work hours and reports hours and pay for payroll purposes.
  • Manages staffing of Operations Department, including hiring, terminations, corrective action, performance reviews, compensation, and leaves.
  • Communicates effectively and regularly with all Operations staff; attends regular department staff meetings with the heads of each Operation sub-department.

 

Full-Time. Monday-Friday 8:00am – 5:00pm  Some evenings and weekends FLSA Status: Exempt.

 

Job Requirements

Minimum Qualifications:

A Bachelor’s Degree in Facility/Operations Management, engineering, architecture or related field and at least five years of comprehensive related experience, and skills in building repair, carpentry, preventive maintenance, equipment maintenance, renovation/remodeling of buildings; repairs plaster and drywall; paints building structures, etc.  Additional related experience includes design and management of projects; budget development, financial management and control; and personnel management (supervision, performance management and coaching) of subordinate personnel. Must demonstrate broad knowledge of facilities planning and all phases of facility maintenance (e.g. custodial, mechanical, grounds keeping and waste water management), as well as knowledge of all aspects of building design and construction to include: architectural and/or engineering principles, regulatory and policy compliance, construction codes, and bidding and managing construction and maintenance projects.

Must have the ability to communicate effectively with a diverse population of service users with demonstrated success in leading a team in a distributed location environment.

 

Desired Qualifications:

·An advanced degree in a related field, such as engineering, a registered architect or PE (licensed or eligible for licensure in the State of Hawaii).

·Certification by a professional facilities management association or related

·Experience in museum environment or similar organization, with multiple sites, and varying degrees of maintenance.

·Working knowledge of current federal, state, local laws and rules regarding, land use planning, building codes, hazardous chemicals, OSHA, HIOSH.
